Why Post-Construction Treatment Is More Complex

Once a concrete slab has been poured, the soil beneath is inaccessible. Post-construction treatment must create a termite barrier by accessing the soil through the existing structure or by targeting termite colonies directly. This is inherently more invasive and more expensive than pre-construction treatment.

Post-Construction Treatment Methods

1. Drilling & Liquid Treatment (Soil Injection)

This is the most comprehensive post-construction method. Holes are drilled through the concrete slab at regular intervals, typically every 30 cm along walls and around the slab perimeter. Liquid termiticide is injected through these holes into the soil beneath, creating a chemical barrier.

Best for: Properties with active termite infestations or high termite risk.
Pros: Creates a continuous barrier similar to pre-construction treatment. Most effective method available.
Cons: Requires drilling through finished floors. Tile, marble, or polished concrete may need patching. Disruptive to occupied spaces.

2. Termite Baiting Systems

In-ground bait stations are installed around the building perimeter at 3-5 metre intervals. Stations contain a slow-acting toxic bait that termites carry back to the colony, gradually eliminating the entire colony over 3-12 months.

Best for: Preventative protection in properties without current infestation. Sensitive environments where drilling is undesirable.
Pros: Non-invasive — no drilling through floors. Eliminates entire colonies permanently. Low chemical usage. Continuous monitoring built in.
Cons: Takes months to eliminate existing colonies. Requires ongoing maintenance and monitoring. Not effective as emergency treatment for active damage.

3. Spot Treatment (Trenching & Rodding)

A trench is dug around the building foundation, and liquid termiticide is applied into the trench and backfilled. A rodding system injects termiticide through the soil along foundation walls.

Best for: Exterior-only treatment where interior drilling is not possible. Slab-on-grade properties.
Pros: No interior disruption. Effective for creating an exterior barrier. Lower cost than full drilling.
Cons: Does not treat soil beneath the slab. Termites already inside the slab void will continue to cause damage.

• Active Infestation? If termites are actively damaging the structure, drilling and liquid treatment is the fastest solution, followed by bait station installation for ongoing colony elimination.
• Preventative Only? If no termites are present but the property lacks a pre-construction barrier, a baiting system combined with perimeter trenching provides long-term protection without drilling.
• Floor Finishes: Properties with expensive marble, tiles, or polished concrete may prefer baiting systems to avoid drilling damage.
• Warranty Requirements: Some property warranties and transfer requirements may specify a minimum level of termite protection.
